Fictional example · House extension in Walthamstow, Waltham Forest

Your concern

“Will the new upstairs window look straight into my bedroom?”

How we could write it

“I object to the proposed first-floor window because its position opposite my bedroom window would create a direct sightline into a habitable room. Waltham Forest Local Plan Policy 57(A) expects development to avoid harmful overlooking and loss of privacy. I ask the council to assess the separation, relative levels and screening, and seek a revised design or effective, enforceable privacy safeguards.”

Full example objection

Overlooking and loss of privacy

I object to the proposed first-floor side window on residential amenity grounds. Its direct alignment with my bedroom window, the short separation and absence of effective screening would create a new sightline into a habitable room. In my view, this would cause harmful overlooking and a material loss of privacy during everyday use of my bedroom.

Relevant planning policies

Waltham Forest Local Plan Part 1, Policy 57(A) — Amenity, expects development to avoid harmful overlooking and loss of privacy. My objection is that the proposed window arrangement would conflict with this requirement by exposing the bedroom to direct views without adequate safeguards.

The National Planning Policy Framework, Policy L2(1)(d)(ii), also expects proposals adding homes or floorspace within settlements to maintain acceptable living standards for neighbours, including privacy. The benefits of additional floorspace therefore need to be considered alongside its effect on neighbouring living conditions.

What I ask the council to do

I ask the council to assess the separation distance, relative floor and window sill levels, viewing angles and extent of views into my bedroom, and seek revised plans that address the harm.

If obscure glazing or restrictions on opening are proposed, their suitability for the room served and effectiveness in preventing overlooking should be established. Any necessary safeguards should be secured through a precise, enforceable planning condition. If unacceptable harm would remain, I ask the council to refuse the proposal on residential amenity grounds.

How we check the details

We explain how the proposed development could affect you, connect your concerns to relevant planning policies we can verify, and set out what you want the council to assess or change. Your letter distinguishes the available evidence from information you have provided and anything that still needs checking.

Illustrative example using real policy references and fictional circumstances. Your letter would reflect your application, the available evidence and the policies relevant to its location. The council decides the application.

Confidence without the guesswork

A planning objection letter based on your concerns — not a generic template

We’ll write your planning objection letter around your concerns about your neighbour’s building plans, using the details you confirm and relevant planning policies we can verify.

No made-up facts or unsupported claims.

We consider what worries you about your neighbour's plans, how the proposed development could affect your home and the details you provide. We use this alongside available council documents to prepare a letter focused on the planning issues relevant to your situation.

Our paid preparation includes research into relevant national planning policies using official sources. When we have verified the council record, we also research relevant council documents and local policies. We include policy references only when we can verify them and they are relevant to your concerns.

We won't guess or invent missing information. We'll make clear which details you've provided, what the available council evidence supports and what still needs checking.
