Terms of Service
These terms explain what the service provides, how payment and delivery work, your cancellation rights and the limits of the service.
Last updated: 19 September 2026
1. Service
NeighbourObjection.co.uk prepares one Planning Objection Letter + Document Bundle for one customer and one active planning application in England. The £44.99 bundle includes a planning-representation draft in PDF and copy-and-paste formats, council portal submission guidance, a local committee speaking script, a ward-councillor briefing email and one factual revision request made within 48 hours of delivery.
The service is document-preparation assistance only. It is not legal advice, legal representation, professional planning advice, an RTPI-regulated consultancy, a survey, site visit or technical assessment. You review and submit the material yourself.
2. No guaranteed outcome
The relevant Local Planning Authority alone decides the application and the weight given to representations. We do not guarantee refusal, amendment, conditions, acceptance of a late comment or any other planning outcome. Policy references are included only where a current official source has been verified and is relevant; otherwise they are omitted.
3. Your information and eligibility
You must provide complete and accurate information, use the service only for an application within the advertised England-only scope, and check the live council record for the application status and deadline. You must review the final document bundle carefully, including names, addresses, reference numbers, dates, measurements and claimed effects, and tell us promptly about factual errors.
Do not upload or submit information you do not have the right to share. You remain responsible for deciding whether, when and how to submit your representation.
4. Payment and contract
The total one-off price is £44.99, with no subscription. The checkout will show the final price and payment method before you place the order. Payment must complete before preparation begins. A contract is formed when payment is accepted and the order is confirmed electronically.
If an order is outside the advertised scope, contains insufficient information or cannot safely be completed, we may pause or decline it and provide the appropriate refund or other remedy.
5. Immediate performance and cancellation
For a distance service, you normally have 14 days from the day after the contract is made to tell us you wish to cancel. Because the document bundle is intended for a live planning deadline, checkout may ask you to expressly request that work starts during that cancellation period.
If you cancel after expressly requesting an early start, you may have to pay a proportionate amount for work already supplied. Your right to cancel may end once the service has been fully performed, but only where you gave the required express request and acknowledged that consequence. These terms do not remove any statutory rights. Cancellation instructions and model wording are on our Complaints and refunds page.
6. Operator details

7. Delivery
Fast preparation after a complete, successful order — some cases may take up to 1 hour. These are delivery expectations rather than guaranteed deadlines. Delivery is made to the email address supplied at checkout, so you must check that address and its spam or junk folder.
8. Revisions and remedies
One factual revision request is included if sent within 48 hours of delivery. It covers corrections to the supplied facts for the same application, not a new application or a change of opinion.
We aim to provide the service with reasonable care and skill. If the service is not supplied as agreed, legal remedies such as repeat performance, an appropriate price reduction or refund may apply. See our Complaints and refunds page.
9. Submission
You must check the live council record, review and correct the document bundle, and submit any representation in your own name using the method accepted by the council. We do not submit it for you and cannot guarantee that a council will accept or consider a late submission.
10. Liability and general provisions
Nothing in these terms excludes liability or statutory consumer rights where exclusion would be unlawful. We are not responsible for a council's decision, a change to its website or timetable, or information that you supplied incorrectly, but this does not affect responsibility that the law does not allow us to exclude.
These terms are governed by the laws of England and Wales. If a court finds part of them unenforceable, the remaining terms continue to apply. Contact hello@neighbourobjection.co.uk with any questions.
